The Loan Process, Step by Step
Getting a mortgage doesn't have to feel like a mystery. Here's exactly what happens from our first conversation to handing you the keys.

Initial Conversation
We start with a quick call or text to talk about your goals — buying, refinancing, or investing — along with your timeline and budget. This is where I get a feel for which loan programs make sense for you.

Pre-Approval
I'll collect a few basic documents (income, assets, credit) and issue a pre-approval letter showing sellers and agents you're a serious, qualified buyer. This typically takes just a day or two.

House Hunting & Offer
With your pre-approval in hand, you and your real estate agent can shop with confidence. Once you find the right home, your offer includes financing terms we've already discussed.

Full Loan Application
Once you're under contract, we complete the full loan application and I'll request the supporting documentation needed to move your file into processing.

Processing & Underwriting
Your file moves through processing and underwriting, where everything is verified — income, assets, credit, and the property itself (appraisal & title). I'll keep you updated and let you know quickly if anything else is needed.

Conditional Approval
The underwriter issues a conditional approval, usually with a short list of final conditions to clear (updated pay stubs, letters of explanation, etc.). We knock these out together quickly.

Clear to Close
Once every condition is satisfied, your loan is "clear to close." I'll walk you through your final Closing Disclosure so there are no surprises about your numbers before signing day.

Closing Day
You'll sign your final loan documents, your loan funds, and ownership officially transfers. That's it — congratulations, you're a homeowner (or you've locked in a better deal).
A few things that help the process move faster
Have Documents Ready
Recent pay stubs, W-2s or tax returns, and bank statements help us move quickly through pre-approval and underwriting.
Avoid Big Changes
Try to avoid opening new credit, changing jobs, or making large, undocumented deposits while your loan is in process.
